 2 General information
 These general terms and conditions apply to the provision of accommodation services.
By making a reservation, the customer (hereinafter "the Customer") agrees to be bound by these general terms and conditions.
Once the Customer has made a reservation, the service provider (hereinafter referred to as the "Service Provider") will confirm the details of the reservation by sending a written confirmation of the reservation.
The Customer purchasing the Services may be a private individual (consumer Customer) or a business (trader).
Prices include VAT (10%, 14% or 25,5%) and are expressed in euros (€). We reserve the right to cancel the transaction or make price adjustments if the product ordered or its price does not correspond to the actual market price due to, for example, a technical error or human error in the online shop.
We reserve the right to change prices and conditions. By placing an order, the customer agrees to be bound by these terms of delivery.
In the event of any discrepancy or conflict between the English and Finnish versions of these terms and conditions, the Finnish text shall prevail.
The booking is binding from the moment of booking, regardless of how the booking is made, online, by telephone or other means of communication. The person making the reservation must be of legal age and must provide proof of identity on request.
3 Definitions
The terms used in these terms and conditions shall have the following meanings:
Service Provider - The owner of the accommodation or the person who has the right of occupancy of the accommodation and offers the accommodation for rent.
Customer - An individual or company who enters into a contract with a service provider for the provision of the accommodation referred to in these terms and conditions.
Accommodation - A property, other building or dwelling used wholly or partly for residential, leisure or similar purposes.
Accommodation Event - A pre-arranged period of time during which the customer and/or guest stays at the accommodation against a contractual rental.
Guest - Person(s) under the Customer's responsibility spending time in the Accommodation during the Accommodation Event.
4 Terms and Conditions of the Accommodation Services
4.1 Booking and payment
It is the Customer's responsibility to familiarise themselves with the description and instructions of the Booking Location and the terms and conditions relating to the booking.
The contract is concluded when the customer books the accommodation. The booking made by the customer is binding when the order/payment confirmation is sent to the e-mail address provided by the customer or communicated by telephone.
The customer pays for the reservation according to the payment method of his choice and in accordance with the terms and conditions of the payment method.
The booking system will send the order/payment confirmation to the e-mail address provided by the customer.
The Service Provider is not responsible for an unsuccessful booking and the Customer should contact the Service Provider without delay to rectify the situation. If the villa is no longer available on the intended date, the payment will be refunded or an alternative date will be offered.
4.2 Cancellation
Cancellation may be made at any time in accordance with the terms and conditions. Cancellation must always be made in writing or by e-mail. The cancellation is deemed to have taken place at the moment when the Service Provider receives notification of the cancellation. The customer is responsible for ensuring that the cancellation is sent in good time.
If the customer cancels the reservation
- when the reservation is 21 days or more before the start of the reservation, a cancellation fee of € 50 will be charged.
- If the cancellation is made later than 21 days before the start of the holiday, the full price of the booking will be charged. If the villa can be sold to another customer at the same price, a cancellation fee of €50 will be charged.
The customer is entitled to a refund of the amount paid to the service provider, excluding delivery charges (€25), in the event of serious illness, accident or death of the customer or a person living with the customer. The cancellation must be notified immediately and must be verified by a reliable means, such as a medical certificate. If the cancellation is made less than 48 hours before or during the booking period, no refund will be made.
4.3 Transfer
If the customer transfers the booking (the date of the holiday), the service provider is entitled to charge €25 as a change fee. The transfer must be made at least 7 days before the start of the booking period. Any changes made after this date may be considered as a cancellation of the previous booking and a new booking. If the transferred reservation is cancelled, the full rental fee will always be charged, regardless of the date of cancellation.
Unused services will not be refunded.
4.4 Service provider's right to cancel the reservation
In case of force majeure, the service provider may cancel the reservation. In this case, the customer is entitled to a full refund of the amount paid. The customer who has made the reservation will be informed of the cancellation without delay.
Any costs incurred by the customer as a result of the cancellation due to force majeure will not be reimbursed.
In the event of non-payment and non-payment on time, the booking may be cancelled without notice to the customer. If the booking has to be cancelled due to disruptive behaviour or non-compliance with instructions, no refund will be made.
4.5 Use of the villa
Keys
The keys to the chalet will be handed over to the customer as agreed. The customer's code for the key box will be sent by SMS before the start of the booking. The client will return the key to the key box on departure and ensure that the box is locked.
If the service provider has to unlock the door for the customer in the middle of the rental period, the service provider is entitled to charge a fee. On weekdays from 8 a.m. to 9 p.m. the charge is €60, at other times €80.
If the key is lost or not returned, the actual cost of changing the locks in the villa will be charged.
Use of the villa
The villa is at the renter's disposal from 15:00 on the day of arrival until 13:00 on the day of departure. The rental includes access to the villa, the sauna and its equipment, as well as to the garden. The villa is equipped with dishes, furniture, mattresses, pillows and blankets. Linen and towels are not included in the rental price.
You bring your own bed linen or rent it separately from the service provider. Sheets and pillowcases must always be used for bedding, including when sleeping in a sleeping bag.
Firewood, electricity and water are included in the rent.
If the Customer notices any deficiencies or other remarks, he/she must immediately inform the Service Provider.
The customer is responsible for the cleanliness of the site and for the removal of waste during and after the rental period. The villa must be left in perfect condition in all respects on departure.
The customer is responsible for the final cleaning of the site at the end of the booking. If the customer has not cleaned the chalet, the service provider will charge the full cost of cleaning the chalet. 65 €/hour for cleaning, 0,72 €/km for travel expenses. Travel time is included in the working time. The minimum charge for not cleaning is 4 hours.
Cleaning can also be ordered in advance online.
Smoking is prohibited in all indoor areas. However, in case of smoking in the villa, the actual cleaning costs will be charged to the customer. The costs include washing of textiles, cleaning of walls and surfaces and possible cancellations of subsequent guests' reservations. In any case, the costs will be high.
Pets
The owner is fully responsible and liable for any damage caused by his/her pets. Pets are not allowed to be left alone in the accommodation without supervision.
Pet owners must pay particular attention to the cleanliness of the accommodation. The accommodation shall always be checked after the pet and, if necessary, cleaned up by the service provider.
Number of persons
The maximum number of persons who may use the villa is the number of beds indicated in the brochure as the basic number of beds or as agreed when the villa was booked. Unannounced additional persons will be charged 25 €/person/day.
The use of caravans, caravans or tents is subject to a separate charge and must be agreed in advance. Pets must be notified at the time of booking.
Damage compensation
The customer is liable to compensate the service provider for any damage caused to the property. Other persons visiting the property and any damage caused by them during the booking period are also liable.
The service provider is not liable for any damage caused to the customer as a result of unforeseeable force majeure or similar events (e.g. natural phenomena, power failures, snow, unexpected weather changes, etc.) which are not attributable to the service provider and the consequences of which the service provider could not reasonably have prevented. The provider is also not liable for damage or consequences caused by normal natural phenomena or animals.
Complaints
Any comments or complaints about the villa must be made as soon as possible after the matter arises, at the time of booking.
If the matter is not satisfactorily resolved or if it involves a claim for compensation, the complaint must be sent in writing within one month of the end of the rental period. The service provider will endeavour to deal with the complaint as quickly as possible, but not later than one month.
If the customer and the service provider cannot reach an agreement, the customer may refer the dispute to the Consumer Complaints Board.
Applicable law
The contracting parties shall endeavour to settle any disputes arising from the contract by mutual negotiation. If no agreement can be reached in the negotiations, the disputes will be settled at the Pori District Court. The contract shall be governed by Finnish law.
Right to change prices
The service provider reserves the right to correct any errors in the price information in the brochure before the conclusion of the contract. After the conclusion of the contract, the service provider has the right to increase the agreed price and the obligation to reduce it if taxes or public charges affecting the price of the holiday service change.
5 Delivery time
Only service products that are delivered within a certain period of time are available for sale in the online shop. The ordered service will be delivered at the time chosen in the order.
 
6 Delivery methods
The online shop only offers Service Products that are delivered at a specific time. The ordered Service will be delivered at the time chosen in the order. No delivery costs are added to the prices of the products.
 
7 Payment methods
Orders placed in the e-shop can be paid using the following reliable and secure payment methods. The service provider does not store bank account or credit card details at any time.
For each payment method, you will see a possible additional charge for that payment method. The customer undertakes to comply with the terms and conditions of the payment method chosen.
Card and online banking payments, online payment services
The provider uses Visma Pay as an intermediary for online payments, which allows you to pay by the most common payment methods, from card payments to e-wallets.
Invoice
As a general rule, the invoicing option is only available to companies and organisations. Invoicing must always be agreed separately in advance. If you are interested in this option, please contact us by e-mail.
 
8 Refunds
The Services do not have a right of return as such. See section four for payment and cancellation conditions for the services.
